Papagayo Peninsula, situated on the northwest coast of Costa Rica, is renowned for its stunning natural beauty and luxurious amenities. Steady trade winds make the warmer summer months pleasurable. Rainy season goes from May to November, which means a few showers for a couple of hours mostly during the afternoon. Year-round, the evenings bring cooler temperatures and a refreshing breeze.

Spanish is the primary language, though English is widely spoken throughout the country.

The local currency is the Costa Rican “Colon,” which is freely traded. Exchange rates have been very stable over the last few years, with almost no devaluation against the U.S. dollar. The U.S. dollar and all major credit cards are widely accepted as well.
Bahía Papagayo is only a 20-minute drive from Liberia International Airport. Transportation from San Jose International Airport can be arranged and is approximately a 4 to 4.5-hour drive, depending on traffic. Domestic flights are also available, approximately 45 minutes from SJO to LIR.
Multiple U.S. car rental companies are located at Liberia International Airport. A valid U.S. Driver’s License is required to rent vehicles. For your convenience, there is an on-site Avis car rental office at the El Mangroove Hotel. Bicycles and golf cart shuttles are available for on-property transportation, but boardwalks and paths make the entire property easily walkable.
Doctors are not on site but on call. Playas del Coco and Liberia in Costa Rica’s Guanacaste Province offer a range of medical and emergency services. In Playas del Coco, residents and visitors have access to private clinics like Clinica Coco Medical Care, various pharmacies, and emergency ambulance services. Liberia, being a larger city, provides more comprehensive care with facilities like the private Hospital Clínica Bíblica Liberia and the public Hospital Enrique Baltodano Briceño, along with numerous clinics and pharmacies. Both areas are served by Costa Rica’s national emergency number, 911, ensuring access to essential medical and emergency services.

This is a thorough walkthrough of your home led by the builder. It is one of your first opportunities to view your completed home before you take possession.
The builder will guide you through a comprehensive inspection, explaining how to operate the home’s systems such as the ventilation, plumbing and heating. The objective of this inspection is to record all items that may be incomplete, damaged, missing, inaccessible or not operating properly, and noting them on the builder’s PDI Form to verify that these conditions did indeed exist prior to occupancy.
UTILITIES
HOW WILL UTILITIES WORK FOR MY PROPERTY?
Bahía Papagayo Property Management Services will manage and invoice separately the following interior services on the homeowner’s behalf: water, electricity, telephone, cable TV, and internet services. All exterior services will be included in the owner’s monthly HOA agreement.
RENTAL PROGRAM
CAN I RENT MY CONDO OR VILLA?
The seller will share the authorized Rental Program with the Buyer ninety (90) calendar days prior to closing. The buyer is also allowed to utilize any rental platform (Airbnb, VRBO, Booking.com, etc.) as they wish.
FINANCIAL
IS THERE FINANCING AVAILABLE FOR MY PRIVATE RESIDENCE?
Financing for Bahia Papagayo Residences for non-resident Costa Rican’s may be available to qualified purchasers through several local financial institutions. Please inquire for details.

Deposit Schedule: Condos

Initial Deposit: 10% of the Purchase Price at contract

Second Deposit: 10% of the Purchase Price 90 days after execution of contract or at land clearing commencement milestone, whatever comes first

Third Deposit: 10% of the Purchase Price at construction commencement milestone

Fourth Deposit: 15% of the Purchase Price at roof structure completion

Balance: 55% of the Purchase Price at closing

LEGAL AND OWNERSHIP
CAN ANYONE ACQUIRE THE RIGHT TO A CONCESSION IN THE GULF OF PAPAGAYO PROJECT?

Yes, any national or foreign national may become the rightful and legal owner of a concession right (hereinafter “concessionaire”) within the Gulf of Papagayo Project. If this right is acquired by a company, corporation, or similar, it must be incorporated and domiciled in the Republic of Costa Rica. The owners of the capital stock of this company may be national or foreign nationals without limitation. Find the complete Concession documentation HERE.

A PSA, or Purchase and Sale Agreement, is a legally binding document outlining the terms and conditions of a real estate transaction between a buyer and a seller. Your agent typically completes the PSA, acting as a liaison between you and the seller. They will ensure that all necessary information is included and that the document accurately reflects the agreed-upon terms.
The TLA (Transaction Listing Access) Number is a unique identifier assigned to each transaction. It helps keep track of the sale and provides easy reference for all parties involved. The TLA Number is included in the PSA for easy identification and record-keeping.

Yes, non-residents can buy private land outright in Costa Rica, just like in the U.S. or in other countries. The only exception is the area which is 125 yards from the ocean called concession land. Concession land is owned by the Costa Rican Tourism Institute, ICT, which grants a purchaser all the use rights to the land for a specific period of time, and then it is automatically renewed. All Bahía Papagayo property is concession land, including Bahía Papagayo Condos, Villas, and Custom Home Sites.
Insurance for owner’s property is mandatory to protect your investment and provide peace of mind. Insurance is inexpensive; for instance, the cost of a $1 million property, theft, and liability insurance policy with a monthly premium as low as $250 offers comprehensive protection.

  • Cost for this package will be $389 per night in high season and $329 per night in low season plus taxes.*
